Once your offer is accepted and inspection is behind you, you have the two things an insurer needs: a confirmed address and a closing date. That is the moment to start, not the week of closing.

Roughly two weeks before closing is the practical target for having a policy selected and a binder issued. It leaves room for the things that genuinely complicate a quote — roof age, prior claims on the property, a wood stove, an older electrical panel — without putting your closing date at risk.

What your lender actually asks for

Lenders want evidence of insurance, usually a binder or declarations page, showing the policy will be effective on the closing date, that the dwelling coverage is at least sufficient to cover the loan, and that the lender is named in the mortgagee clause.

The mortgagee clause is the piece buyers most often get wrong. It is the lender's exact legal name and mailing address for insurance purposes, and it has to match what the lender provided. A policy that is otherwise perfect will be rejected if this is wrong.
